No. Every fee is disclosed in your management agreement and shown on the tier you choose. The percentages above plus the setup and add-on lines are the complete picture.
When a unit is vacant or rent isn't being paid, a $50/month minimum management fee applies in place of the percentage. We continue marketing and checking on the property until it's leased.
Owners deposit a $500 repair reserve we hold in the management account. If it dips below $500, we replenish it from collected rent. This lets us respond to repairs quickly without delays.
We're authorized to spend up to $500 within any 30-day period for routine repairs without prior approval. A 7% oversight fee (minimum $250) applies to larger renovations.
